Project Overview

A single storey rear extension with internal alterations to create a larger open plan kitchen, living and dining space at the rear of the house. The layout was reworked to improve the connection to the garden while introducing additional practical spaces, including a utility room and a downstairs shower room.

Design Approach

The new extension forms a bright, open family space. Two flat rooflights were incorporated to bring natural light into the centre of the plan, ensuring the kitchen and living areas remain well lit throughout the day. Underfloor heating was installed across the ground floor, with LVT flooring laid throughout to create a continuous and practical finish. A new kitchen and utility were installed as part of the works, alongside a brick slip feature wall which adds texture and warmth to the space. Exposed structural beams were retained within the extension, finished with intumescent paint in a colour selected by the client. This allowed the beams to remain visible while meeting fire safety requirements. Externally, the rear elevation was finished with a new silicone render while carefully retaining the original brick quoin details.

Outcome

The completed extension provides a spacious and functional open plan living area suited to everyday family life. Natural light from the rooflights and the connection to the garden help the space feel open and welcoming, while the exposed beams, brick slip wall and consistent flooring bring a simple, cohesive character to the interior. Outside, a porcelain patio and sleeper flower beds create a clean and usable garden space directly connected to the new living area.
